Policies & Guidelines

We have several policies and guidelines that make living here a pleasant experience. Please read them carefully to avoid any surprises in the future.

The Short List–The 4 Ps

  1. no Parties
  2. no Pets
  3. Park where you are suppose to
  4. Pay your rent on time

What if I'm locked out of my unit?

  • During reasonable non-office hours - 616-892-2107, a $10 charge will apply.
  • During unreasonable non-office hours - Geoff @ 616-885-6616 or Ben @ 616-885-6617, a $35 charge will apply.

What is the deal with parties?

  • A party is defined as having more than 8 people in your unit.
  • You are responsible for the guests in your unit, keep them in your unit.
  • We have security guards on duty Thursday-Saturday nights until 3:00am, they will help everyone to be good neighbors.
  • If you are found to have had a party, an automatic minimum $200 clean up fee will be assessed and due the next business day.
  • A party is a violation of your lease agreement and could result in eviction.
  • What you do inside your unit is your business, but remember, open containers of alcohol in public areas are a violation of law. As is possession of alcohol by anyone under 21.

What else should I be thinking about?

  • Noise, Neighbors, Bikes & Parking
  • Please respect your neighbors by keeping noise levels at appropriate levels. If someone asks you to turn down the volume, please be nice and do it.
  • Those that have habitual problems with neighbors noise levels, please contact the office.
  • Bikes and motorcycles must be parked in designated areas - not the lobby, on patios or even in your unit.
  • Vehicles & motorcycles require a parking permit. The permits cost $50 before September 1 & $100 after.
